According to recent data presented at IBS 2025, custom home builds — home construction undertaken on a contractual basis — experienced a 7% uptick in Q4 2024, compared to the same period in 2023. This trend is expected to rise by 13.8% in 2025, a result of favorable market conditions, together with several converging factors that reflect buyer preferences for current and future requirements.
Personalization and freedom of choice is driving buyers who prefer homes that can be tailored to their unique lifestyles, family dynamics and changing conditions — now and unencumbered in the future without being beholden to restrictive Homeowners Associations (HOAs).
The goals of most custom home buyers are similar to most homebuyers — seeking a better home in a better neighborhood, most often in the suburbs. However, what sets custom home buyers apart is the realization that a fresh design and build plan is a more efficient and successful path forward.
Homeowners with means are seeking custom solutions to meet their evolving day-to-day demands of modern home life, such as multigenerational households, work from home, homeschooling, entertaining at home, aging-in-place, self-sufficiency/homesteading, pet households, outdoor lifestyles, and other home-centric activities that have been reprioritized over the past few years.
Home wellness, resiliency, and sustainability are three other factors driving custom home construction, as environmentally conscious consumers prefer to choose the materials and systems in and around their homes that reflect long-lasting practices that are healthy, durable, and environmentally-safe.
