This week's newsletter is on Acoustic Privacy and the growing market need to improve sound insulation and acoustic comfort, both in existing homes and in new home construction.
We enjoy attending conferences and events where we are fortunate to meet and learn from residential construction professionals of all types, experience levels, and locations. One thing all builders have in common is that they are always looking for opportunities to upsell homebuyers.
Given rising pressures to keep costs competitively viable, premium upgrades offer a chance for builders to increase their profit margins. This is a win-win situation, in our opinion, as the homeowner gets something they truly value, while the builder gets temporary relief from having to “race towards commodity offerings” due to pricing constraints.
In high-cost real estate markets like Southern California, hyper-focus on competitive pricing largely means building smaller homes, with reduced amenities, on smaller lots, in higher-density communities.
Witnessing the focus on increasing housing density, we’ve wondered what innovation has been occurring, in parallel, in terms of sound privacy and acoustic wellness? If increasing numbers of homeowners are expected to live in smaller structures, placed — closely — next to other small structures, who is protecting and enhancing acoustic privacy and comfort for residents?
Unwanted sounds and noises make for bad neighbors, poor sleep, and unhappy residents — no matter the price paid!
Now is an excellent time for innovative homeowners, builders, designers and manufacturers to invest in “acoustic comfort”, a growing subset of wellness. For example, do you ever recall seeing an MLS listing that highlighted “luxurious acoustic privacy and comfort”?
Given the well-documented connection between noise and health, we expect to see significant progress within the intersection of wellness, sound, privacy, productivity, and creativity — all of which should lead to higher comparable values.
